The basics
Speed now. Long-term financing later.
A bridge loan is short-term financing for real estate investors. It lets you buy a property quickly, refinance existing debt, or reposition an asset — then pay it off by selling or by moving into long-term financing once the property is stabilized. Because it's underwritten on the property and your plan, it can close in days instead of the 30–45 a conventional loan usually takes.
Bridge loans are business-purpose loans for non-owner-occupied property: single-family homes, condos, townhomes, 2–4 units, and multifamily up to 9 units. Most investors close in an LLC, and there's no prepayment penalty, so you can exit as soon as your plan allows.
Loan terms
The numbers, plainly stated.
Industry-typical ranges for 2026. Your final terms depend on credit, experience, and the deal — Max will lock your specific quote during pre-approval.
Sized to the property and the plan, from a single-family rental to a 9-unit building.
Leverage on the purchase price. You bring the rest as your down payment, plus closing costs.
Pull equity out of an investment property you already own, measured against its appraised value.
Runway to lease up, renovate, or line up the long-term loan — then sell or refinance.
When title is clean and the appraisal lines up. Send the deal early and Max will map the timeline.
Sell or refinance the moment you're ready. Paying the loan off early costs nothing extra.
Who it’s for
Built for investors at every stage.
Buying on a deadline
An auction, an off-market deal, or a seller who wants a fast close. A bridge loan lets you compete like a cash buyer, then refinance on your own timeline.
- Up to 80% of the purchase price
- Closings in as few as 7 days
- No prepayment penalty when you refinance or sell
Pulling equity or refinancing
Tap the equity in a property you already own, or refinance out of a maturing short-term loan before it comes due.
- Cash-out up to 75% of appraised value
- Put the proceeds toward your next acquisition
- Time to stabilize before a long-term refinance
Repositioning a property
Renovating, re-tenanting, or raising rents before the property qualifies for long-term financing. The bridge covers the in-between.
- Single-family through 9-unit multifamily
- 6–15 months to execute the plan
- We'll line up the DSCR take-out alongside the bridge
